Home prices in September continued the recent up and down trend of small increases and decreases month over month. Prices stepped back slightly last month after gains in the previous month. Interest rates took another large jump in the last 60 days which is finally starting to have some impact on buyer's price ranges. Demand for homes remains extremely high however and inventory remains low. The complete, latest numbers are below.
The overall average home price in September decreased by 1.7%, moving from $326,938 to $321,441. The increase over Septemper 2017 was 7.7%. The average price per square foot increased to $163.
Inventory, while still very low, increased slightly to 15,812 homes for sale, while the number of homes sold decreased to 6,658. The numbers indicate that there is just a 2 month supply of homes on the market, which is a seller's market.
The breakdown of home prices stayed about the same, although the number of available homes under $150,000 is becoming very small. The percentages of available homes are: $0-$150,000 (3% of the market), $150,000-$250,000 (22%), $250,000-$500,000 (47%), $500,000+ ($28%).
Foreclosures and short sales continue to stay at their record low rates of 0.3% of the market and 0.4% respectively. They continue to be an insignificant portion of the market.
